Short Sale Warnings !

1. Do not pay up front fees to people promising to speak to the banks on your behalf!

Why? It costs you nothing to tallk to your bank and inform them that you intend to short sale your home .

2. Do not pay an up front fee to a Realtor

Why? As a Realtor we are not paid until the job is done , meaning your home is sold . That Realtor can have all the experience in the world and still not get your home short sold . Yeah they expended a lot of time and effort talking to the banks however in the end the short sale is subject to third party approval and sometimes your bank may still be in LAH LAH Land when it comes to your homes worth . So with that being said does that justify an up front fee ? Your already cash strapped , Hell your having a hard time paying the mortgage ! Sam Bernstein the famous attorney doesnt get paid "Unless He Wins" and I'll leave it at that.

3.Never ,ever give anyone your full social security number .

Why? All the bank needs when we inquire about your account is the last four of your social security number an authorization letter to speak on your behalf and your full account number . That's it . No more . No less

4.Never agree to sign over possession of your home to anyone ! Realtors,Mortgage companies,Short Sale companies,Investors etc.

Why? Its a scam ! They need not have possession of your home in order to shortsale it or even Modify your loan

What's the deal with listing agents charging fee's to cooperating Brokerages buyers for unprovided services ? I now see them popping up for Short Sales ! I am disgusted , pissed off and just dang on angered by whats going on in our industry ! The code of ethics is being used as toilet tissue for many a Realtor ! Many are not deserving of the title . When did the list agent become a party to the contract that is solely between the buyer and the seller ! And please (for those of you that charge the junk fee's ) don't tell me that its for your overhead , or to pay your negotiator,or to compensate for what your seller is not paying you ! Thats your problem , not my buyers ! My buyer is receiving a service from ME, NOT YOU ! Your doing what your supposed to do which is submit my buyers offer to the seller ! It is ridiculous whats going on ! I actually had a Realtor tell me that he wanted my buyer to bring in the $395.00 junk fee with the contract . He stated that it was not going on the HUD ! I asked him the purpose of the fee and he stated that it pays for his shortsale negotiator ! Bull#$%^ . I don't think so ! Not on my watch !

Buyer Agents ,Protect Your Buyers ! Thats what your there for ! Don't allow them to sign documents that have nothing to do with the seller and or is not authorized by the seller !

A New Year

As we near the end of 2008 we cannot help but to wonder if it will bring us happier times . If it will be far better than 2008 . If it will bring less heartache . Less pain . Less unpredictability . Stability .

Heavy on the minds of us many are the above . Corporate greed and a serious lack of self control has brought us thus far . And so here we are . Waiting . Wondering . Pondering our next move . Stock piling . Holding back . Giving up .Giving in . Moving on .Redirecting . Looking back .

Looking back at what we did wrong . Learning from the lessons . Destined not to repeat them . Wondering why ? Wondering how ? Wondering what gives now ?

What next ? More foreclosures are on the horizon . More shattered dreams . More dreams deferred . More job losses . More bonuses to the busters that lost our life savings . More havoc .

But alas . This too shall pass. A slow climb . A steep mountain . A silver lining . Man got us into this mess but as quiet as its kept

our heavenly father will give man the strength to get us out . You out . Me out . We are all in this together . It is affecting us all .

This thing called Corporate Greed .
